Asphalt pavements are a combination of rock, sand and glue, the liquid asphalt that binds it together. Parking lots have an effective life expectancy of 7-12 years before repairs must be performed. Asphalt pavements have many weaknesses that lead to a limited life span. First, asphalt has a poor resistance to UV radiation or sunlight. The UV radiation breaks down the liquid asphalt (or glue) and weakens it so that it will no longer hold everything together, gradually the top of the surface will be lost.
Second, asphalt has a poor resistance to salts, chemicals and petroleum based products. Asphalt itself is a petroleum product which results in its low resistance as they are separated only by the crude oil refining process.
Based on the weaknesses, it is only logical to conclude that one should use some sort of coating which would place a barrier between these harmful elements and the asphalt surface itself. This is the idea behind sealcoating.
